Plan the finish around the property
Tell Rick which buildings or surfaces need attention, what you like about the existing finish and what you want to change. Blue Bear offers exterior painting for homes, HOAs and multifamily properties, with the scope defined for the project.
What belongs in a painting scope?
Identify surfaces to be coated, preparation needs and repairs to evaluate before painting. Ask the proposal to describe preparation, the proposed coating system, colors, finish, protection of surrounding areas and cleanup. Confirm whether repairs, additional surfaces and additional coats are included before work begins.
Photos of peeling areas, trim, siding and the overall building can start the discussion. A photo does not replace an assessment. If roofing, siding or windows also need attention, raise those questions while defining the scope.
Color choices and community approvals
Bring preferred colors and community design requirements into the discussion early. Ask your HOA or property manager what approvals are needed and who must provide them. For occupied properties, discuss access, working areas, resident notices and normal building use.
What affects exterior painting cost?
Surface area and type, existing condition, preparation, number of colors, access and selected products can affect price. A whole-building repaint and a limited trim project need different scopes. Request a written proposal for the work you want rather than relying on a generic project price.
Timing, preparation and aftercare
Share preferred timing and upcoming meetings or property events. The schedule needs to allow for agreed preparation, product requirements and suitable weather. Confirm what to move or protect, how access will be handled and what care instructions apply after completion.
Painting questions
Can painting and roof replacement be planned together?
Yes. Describe both needs so priorities and scopes can be discussed together. A combined conversation does not mean all related work is included in one quote.
How long will exterior painting take?
Timing depends on size, preparation, access, product requirements and weather. Request a schedule tied to your scope.
What warranty and paint lifespan can I expect?
Ask for proposed products, care instructions and written warranty terms. Product choice, surface condition and maintenance matter; no universal lifespan or warranty term is advertised here.
