BLUE BEAR / COLORADO EXTERIORS

Exterior project planning for HOAs and multifamily properties

Bring board priorities, building conditions, access and resident communication into one conversation. Blue Bear serves communities within 100 miles of Denver.

Start with the decision your community needs to make

Before a proposal can support a useful board decision, the project needs a clear purpose, boundaries and a process for confirming the scope. Tell Rick which buildings are involved, what needs attention and when the community expects to decide.

Coordinate the exterior scope

Discuss roof replacement, free roof inspections and hail-damage concerns, painting and concrete projects. Identify immediate priorities and items needing evaluation. Each item still needs a defined scope and written terms.

Prepare a useful brief

  • Community name, city and building addresses.
  • Building count, property type and areas included.
  • Observed conditions, photos and prior reports.
  • Board review dates, preferred timing and approval requirements.
  • Access restrictions, parking and resident communication contacts.
  • Budget constraints the proposal should address.

Keep residents' private details, payment information and sensitive insurance documents out of an initial inquiry.

Compare proposals on the same scope

Ask proposals to identify buildings and surfaces, preparation, material choices, exclusions, responsibilities and the change process. A low total is difficult to assess when proposals cover different work. Discuss whether phasing is practical and what it changes.

Agree on communication and access

Identify who approves decisions, who receives updates and who communicates with residents. Discuss working areas, deliveries and normal operations before construction begins. Confirm schedule, written terms and project-specific qualifications or coverage documentation before authorizing work.

Community questions

Can the board discuss painting and roofing together?

Yes. Share both needs and the decision timetable so Blue Bear can discuss priorities and how the scopes relate.

Can you guarantee a schedule or insurance approval?

No blanket schedule or claim outcome is promised. Scheduling depends on agreed work and conditions. Coverage decisions belong to the insurer.

Blue Bear is operated by Phoenix Coatings and Contracting LLC. Project scope and written terms must be confirmed before work begins.
