How to choose a roofer and compare estimates

The best roofer for your project should make the proposed work understandable. Compare the same scope, verify the supporting information and get the important commitments in writing before you choose.

Searching for the “best roofer” in Aurora, Castle Pines or Arvada can produce a mix of contractors, directories, reviews and ads. Use those results to build a shortlist, then compare the proposed work and the evidence behind each offer. A label or a low price cannot answer all the questions about your particular roof.

Compare the work, not just the total

Ask each contractor to explain the same items below. Mark anything that is missing or unclear and get an answer before deciding. A lower total may cover a different material or leave out work another proposal includes.

Questions to use with every roofing proposal
CompareWhat to clarify
Reason for the workWhat findings support repair or replacement? Which observations are confirmed, and what could not be inspected?
Included scopeWhich roof areas and related components are included? What removal, preparation and disposal are covered? What is excluded?
MaterialsWhat manufacturer, product and specification are proposed? Are alternatives priced separately? Who approves a substitution?
Roof detailsHow are flashing, vents, edges and other roof openings addressed? What questions remain about decking or ventilation?
Unexpected conditionsHow will concealed damage or additional work be documented, priced and approved before that work proceeds?
Approvals and timingWho checks permit and HOA requirements? What must happen before scheduling, and what could change the start or completion date?
Property protectionWhat arrangements cover vehicles, landscaping, pets, access, debris removal and the final walkthrough?
Price and paymentsWhat is the agreed price, what could change it, and when are payments due? Are optional upgrades shown separately?
Warranty and follow-upWhat does the product warranty cover? What workmanship terms are offered? Who handles a concern, and what exclusions apply?

Check the company behind the proposal

Confirm the business name and contact information match the proposal. Request current insurance documentation, check applicable contractor requirements with the relevant local authority and ask for references for similar work. Read reviews for specific descriptions of communication, scope and follow-through.

The FTC’s contractor-hiring guidance recommends checking credentials, getting multiple written estimates and reviewing the agreement carefully. Take time to resolve gaps in a proposal; pressure to decide immediately is a reason to slow down.

Project photos are most useful when the contractor can explain the location, roof type, problem and work completed. Ask whether the examples are their own work and whether the reference is relevant to your project. A supplier logo or product name alone does not explain the contractor’s qualifications or your warranty.

Use the right local information

Confirm the jurisdiction for the property before planning work. A mailing city, HOA and permitting authority may answer different questions. Our service-area page links to official resources for Aurora, Castle Pines and Arvada. Ask who will confirm the requirements that apply to your scope and coordinate any necessary approvals.

Keep construction and insurance decisions clear

When a storm is involved, separate the construction proposal from the insurer’s coverage decision. Ask the contractor about findings, recommended work and construction documentation. Direct policy, deductible and claim-payment questions to your insurer. Use our after-hail homeowner checklist to organize the conversation.

Common questions when choosing a roofer

Should I automatically choose the cheapest estimate?

No. First confirm that the estimates describe comparable work, materials, exclusions and terms. Ask why the prices differ. A proposal you can understand is more useful than a total without a clear scope.

Does a free inspection include a written report or certification?

Blue Bear’s free roof inspection includes a verbal findings discussion, photos and a written report. A replacement estimate or real-estate certification is a separate deliverable; discuss any additional requirement before scheduling. See what to expect from your Blue Bear inspection.

What should I ask about warranties?

Ask for the actual written terms, who provides each warranty, what work or product it covers, its exclusions and how to request service. Compare product coverage and workmanship terms separately.

What if I am comparing repair with replacement?

Ask what findings support each option, what each scope addresses and what concerns would remain. Compare the specific recommendation rather than assuming a storm or roof age alone determines the answer. Read more about Blue Bear roof replacement inquiries.
